Additional Information on Phase One Special Assessment

The board received a reuqest to provide additional information on the Special Assessement approved,

The projected Reserve balance Jan 2009 is $120,000. The cost to complete the Phase One deck & rail project & paint columns is $133,009. $75,000 will be added to Reserve from condo fees by the end of Jan 2010. Therefore $68,000 is needed to complete the summer work and will still leave $100,000 in Reserve by end of 2009 lessening the impact of the new Reserve Plan due in 2010.

I received my letter regarding the 2009 budget and I'm not impressed. The letter is poorly written - stating at first that "there will be no increase in condominium fees" then tells you to see the attached schedule for the fees you will be paying (which appears to be the same as the present schedule); then later tells you how to make your NEW fee payments.
The only mention of a special assessment is on the attention line and the first line of the letter. There are no other references or explanations for the assessment in the letter other than to suggest that we will be getting another special assessment in 2010. So what is the special assessment for? Why did Phase 1 get new decks if we could not afford them? Why were the bad decks not repaired? How many decks are being replaced that don't need to be?
I understand the board is trying to look out for the best interest of the home owners and the property as a whole. Their time and efforts are appreciated; however, not everyone has the financial resources to afford the special assessments.
I question the ability of the property management company now and it the past (when I received 3 different letters about the new gates). I am not exactly sure what their role is but $18,177 seems extremely high.
I feel we as homeowners, paying condo fees should be given more information than just a schedule telling us how much our special assessment is.

This has nothing to do with the special assessment but I have a question about our snow removal. It seems like they were a bit slow to act when it came to this last snowfall? I understand that they probably have other clients but it's important that our sidewalks and pathways remain safe not just for the benefit of the owners but also for other people walking on the sidewalks. Today when I got home, at approximately 6:30, they were just finishing up with the shoveling and I noticed that the packed snow was not removed. I think that if the company leaves us to the last they should be required to make sure all of the packed, slippery snow is removed or salt is applied. I am also unsure as to why our stairs to our parking area are not shoveled? Please advise.Thank you.

I have some questions and comments about the special assesment, but this is not the time for them. I will bring them up at the next AGM.

Snow removal

I also have concerns about the snow removal, why did they wait until the end of the day to clean our sidewalks? I now have packed snow on my walkway. They are paid very well and we should be getting better service. I hope this winter isn't like last winter when we waited a day or two after the snow fall before they cleaned the sidewalks.
Personally, I would have shovelled my walkway on Sunday night (as I note some people did)but we are paying to have this done. I (like others I am sure) do not appreciate walking through a half a foot of snow on the walkways.
